A parcel of land of around 0.781 of an acre located in between Towcester and Greens Norton.

The land comprises a field of around 0.781 of an acre running perpendicular to the roadside with gated access from the road. The field lies adjacent to a disused railway line and is surrounded by agricultural land. The field is largely overgrown with areas of grassland and a number of trees.

Planning and Use of Land
There is no known planning history on the field.

Buyers should make their own enquiries with the local authority, West Northants Council, as to the potential usage of the land.

There are no services known to be connected to the site.

The sale of the land may be subject to an uplift clause for any future development.

Viewing
Buyers are welcome to inspect the land from the roadside but we ask that you do not enter the site due to it being overgrown.

Extreme caution is advised if inspecting the land from the roadside as the entrance is close to a road bridge blind summit. White lines denote that you cannot stop on the road side by the site.

THE SITE SITS JUST BEFORE A BLIND SUMMIT ON THE ROAD BRIDGE SO PLEASE LOOK OUT AND LISTEN FOR APPROACHING TRAFFIC.

Directions
We do not have a fixed address for the land other than it is field No.281 on the title plan. The postcode used on our sales particulars - NN12 8BB - takes you to the nearest housing on Mill Lane.

Directions to the site from Towcester are as follows;

1) Take the road behind McDonald's restaurant towards Abthorpe.
2) After 0.15 miles, turn right towards Greens Norton.
3) At around 0.38 miles, and just before the first bridge, the site is the overgrown field on the left with a metal bar gate. Our for sale sign is displayed. We would suggest parking before the white lines and, with caution, walking the remaining distance to the site.
